شرح موقعیت شغلی

 A Facility and Real Estate Category Procurement Agent is responsible for the strategic sourcing, negotiation, and management of goods, services, and capital expenditures related to a company's facilities (buildings, infrastructure, maintenance) and real estate (property acquisition, leasing, disposal, and associated services).
This role focuses on optimizing costs, mitigating risks, ensuring compliance, and establishing effective supplier relationships for a significant category of organizational spend.

 Key Responsibilities:

Strategic Sourcing and Procurement 


  • Category Strategy: Develop and execute comprehensive category strategies for Facility Management (e.g., HVAC, cleaning, security, utilities, repairs) and Real Estate (e.g., lease agreements, property management, architectural services, construction). 
  • Supplier Identification & Selection: Conduct market research to identify potential suppliers and service providers. Lead the Request for Proposal (RFP), Request for Quotation (RFQ), and due diligence processes. 
  • Negotiation & Contracting: Negotiate favorable pricing, contract terms, service level agreements (SLAs), and warranty conditions with vendors to achieve cost savings and maximize value.
  • Financial Analysis: Analyze supplier price proposals, financial reports, and total cost of ownership (TCO) to determine reasonable and competitive prices.
Contract and Relationship Management

  • Contract Administration: Manage and monitor contracts to ensure that vendors and suppliers comply with the terms, conditions, and company policies.
  • Performance Monitoring: Evaluate and manage supplier performance, ensuring goods and services meet quality, delivery, and performance expectations. Resolve any contract or service discrepancies.
  • Stakeholder Collaboration: Act as the primary procurement liaison for internal stakeholders (e.g., Facilities, Legal, Finance, Operations) to understand their specific needs and ensure procurement efforts align with business objectives.
Operational Support and Compliance

  • Budget Alignment: Support departmental budgeting processes by providing accurate cost forecasts and managing spend within the assigned category.
  • Purchasing Process: Prepare and process purchase orders and requisitions.
  • Compliance: Ensure all purchasing activities adhere to company policies, ethical guidelines, and all relevant government regulations (e.g., real estate law, environmental regulations).
  • Risk Mitigation: Identify and mitigate supply chain and contract risks related to facility operations and real estate transactions.
 

Required Qualifications and Skills

Qualifications

  • Education: Typically, a Bachelor's degree in Supply Chain Management, Business Administration, Real Estate, Finance, or a related field.
  • Experience: Proven experience (often 3+ years) in a procurement, purchasing, or supply chain role, specifically managing the Facilities and/or Real Estate spend categories.
Key Skills


  • Negotiation: Exceptional ability to negotiate complex contracts and favorable pricing/terms.
  • Strategic Sourcing: Proficiency in developing and implementing sourcing strategies and conducting competitive bidding processes.
  • Contract Management: Deep understanding of legal contract language, risk management, and service level agreements (SLAs).
  • Financial Acumen: Strong skills in financial analysis, budgeting, and total cost of ownership (TCO) modeling.
  • Analytical & Problem-Solving: Ability to analyze market trends, evaluate complex data, and resolve vendor or contract issues effectively.
  • Technical Knowledge: Familiarity with facilities management systems, real estate valuation, and procurement software (e.g., ERP systems).
